Lennox was impressed by the region's cool climate and hilly terrain, which he believed would be perfect for growing high-quality tea. He purchased a large area in the Tukvar region, covered in dense forests, and began clearing it for tea cultivation.

Lennox experimented with various tea varieties from China and different processing and blending techniques to create a unique taste and aroma that would appeal to European preferences. The estate's tea quickly gained a reputation for its exceptional quality and was highly sought after in the international market. The estate also became a hub of innovation and experimentation. In the early 1900s, the Jardine Matheson Group acquired the Tukvar Tea Estate, a prominent British trading company with a significant interest in tea.
